Florida condominium boards and CAMs
Florida condo markets are different. Start with your region.
You have reached Florida Condo Resources, a free planning companion for associations preparing for a reserve study, a structural integrity reserve study, a condition survey or a balcony assessment. Engineering work is not interchangeable from one part of Florida to another: local conditions, the buildings and how they can be accessed, what the local authority requires, and the scope your board actually requests all shape what work is appropriate and what it may cost.
So each region here keeps its own evidence, its own authority and jurisdiction guidance, its own service scopes and its own pricing qualifications. Nothing from one region is borrowed for another, and this page carries no fee ranges.
Researched region today: Northwest Florida Panhandle. Resource guidance covers Escambia, Santa Rosa, Okaloosa, Walton, Bay, Gulf and Franklin counties. Released planning intervals apply only to the Bay, Walton and Okaloosa pilot: when the supplied ZIP or community resolves there without conflict, or when only a pilot county is given, in which case the interval is county-level planning context only.
Other Florida markets have no verified release yet, so no data or prices are shown for them. A ZIP or county lookup gives area context only. It is not a finding about your property's jurisdiction or a locally measured price.
Why your market matters
Engineering work done in one Florida market is not automatically the same scope, authority context or price basis in another. Four things change from place to place:
Building conditions and access
Exposure, construction type, age and how inspectors can reach balconies, roofs and facades all change the effort a study takes. Access that is simple in one place may need equipment or extra days in another.
Local authority context
Milestone inspection notices, building departments and permitting channels are set locally. A county or ZIP lookup gives area context only; your property's actual jurisdiction must be confirmed with the authority.
Service scope and deliverables
What a reserve study, SIRS, condition survey or balcony assessment includes depends on what your board requests and what local requirements call for. Scope should be compared before any fee is.
Evidence and pricing coverage
Each region needs its own researched evidence. Regional planning references are not local transaction samples or property quotes, and a reference for one market never stands in for another.
Choose your region
Tools and planning references open only inside a region. Northwest Florida Panhandle is the only region with a verified release today; other Florida markets have no data here yet.

Why this matters
Engineering proposals for condominiums are hard to compare. One firm may include site visits, testing and a full funding schedule, while another prices only a walkthrough. When a board compares totals without comparing scope, the lower number can quietly cover less work.
This companion keeps three things apart that are often blended together: the service scope you are asking for, the professional fee for that study or inspection, and the cost of any repairs a report may later recommend. A study fee is never a repair budget, and a planning interval is never a quote.
How to get the data and tools
Start with the Northwest Florida Panhandle hub to read the guides for your service and your part of the coast. When you are ready, open the board packet tool. It runs in your browser, asks for no property names, addresses or files, and produces a checklist, evidence summary, open questions and a proposal comparison worksheet.
The underlying research is published separately by Permeate Lab with its method, sources and corrections process. The same records are available here as open JSON for anyone who wants to check the work.
